Drain problems in Highlands are overwhelmingly about one thing: tree roots. Nearly every property in the municipality sits on a large forested lot — along Millstream Road, the Highlands end of Happy Valley Road, throughout the Caleb Pike area, and up Munn Road and Finlayson Arm Road. The mature forest canopy is one of the reasons people live in Highlands, but those same trees send aggressive root systems searching for the moisture in your drain and septic lines. Combined with the fact that nearly all Highlands homes are on private septic systems rather than municipal sewer, drain cleaning here requires a different approach than in Langford or Victoria.

Root Intrusion on Forested Highlands Lots

Highlands is Greater Victoria's most rural and heavily forested municipality. The large lot sizes — many are half an acre to several acres — mean that drain lines and septic runs pass through areas with dense root activity. The 1980s-90s residential construction that makes up most of the housing stock in the Millstream Road area, the Caleb Pike area, and along Happy Valley Road used ABS plastic drain pipe, which resists root penetration better than older clay tile but still allows root entry at joints, connections, and any point where the pipe has shifted or cracked from soil movement.

The root intrusion pattern we see most often in Highlands: roots enter the drain line or septic connection at a joint, grow inside the pipe, and form dense mats that catch toilet paper, grease, and waste. The result is progressively slower drains that eventually back up completely. The first backup often happens during heavy rain when the ground is saturated and roots are most active. Properties along Munn Road and Finlayson Arm Road with particularly dense forest cover tend to see root problems earlier than properties on the more cleared lots closer to the Langford border.

Septic-Safe Drain Clearing in Highlands

Because nearly all Highlands homes are on private septic systems, drain clearing has to account for the health of the septic tank's bacterial colony. That means several standard drain cleaning approaches don't apply here.

No chemical drain cleaners. Commercial drain chemicals — the products you'd find at a hardware store — can kill the bacteria in your septic tank that break down solid waste. A compromised bacterial colony means solids accumulate faster, the tank fills sooner, and effluent quality drops. We never recommend chemical cleaners for septic-connected Highlands homes.

Camera-guided approach. Before we jet or snake a Highlands drain line, we need to know exactly where the blockage sits in the system. Is it in the house drain before the tank? In the inlet baffle of the tank itself? In the effluent line between the tank and the drain field? Each location requires a different clearing method and different precautions. The camera tells us precisely where to work and what we're dealing with — root mat, grease buildup, collapsed pipe, or mechanical blockage.

Controlled hydro jetting. When jetting a Highlands drain line connected to septic, we direct the jetting toward the house side of the blockage — away from the septic tank — so we're not flooding the tank with high-pressure water that could disturb the settled solids. For effluent line blockages between the tank and the drain field, we work with particular care to avoid damaging the field distribution pipes. If your home also has aging Poly B supply lines, we can discuss replacement during the same visit.

How We Clear Drains in Highlands Homes

The right tool depends on what's wrong and where in the septic system the problem sits.

HD camera inspection first for any main-line backup, recurring blockage, or suspected root intrusion. The footage tells us exactly what's there — root mass, pipe damage, bellied section — and whether the problem is in the house drain, the septic connection, or the effluent line. You see the same images we do.

Drain snaking for surface clogs in branch lines — hair in bathroom drains, food scraps in kitchen lines, simple obstructions that don't need camera diagnostics first.

Hydro jetting with root-cutting nozzle for root mats, recurring blockages, and main-line backups. This is the most common service we perform in Highlands because of the prevalence of root intrusion on forested lots. The root-cutting nozzle shears roots at the pipe wall, and the jet flushes debris through the system.

Camera re-inspection after clearing to confirm the line is actually clear and to document where roots entered. If roots are entering at multiple joints, the honest recommendation may be full line replacement rather than repeated clearing. Highlands borders Langford, so we're close — call (778) 265-6446.

Root intrusion is the dominant cause in Highlands. Nearly every property sits on a large forested lot with mature trees and deep root systems — and those roots aggressively seek out the moisture in drain and septic lines. The 1980s-90s construction common in the Millstream Road area, along Happy Valley Road, and in the Caleb Pike area used ABS drain pipe, which is more root-resistant than older clay tile but still vulnerable at joints and connections. The combination of dense forest cover and septic-connected drain lines makes Highlands one of the highest root-intrusion areas we service.

Highlands homes are almost entirely on private septic systems rather than municipal sewer. That changes the approach. Chemical drain cleaners can kill the bacterial colony in your septic tank that breaks down waste — we never recommend them for septic-connected homes. Hydro jetting needs to be directed carefully to avoid flooding the septic tank or disturbing the drain field. We use camera inspection to identify exactly where a blockage sits in the system — whether it's in the house drain, the line to the tank, or the effluent line from tank to field — before choosing the clearing method.

Yes — Highlands borders Langford, which is one of our busiest service areas, so there's usually a crew nearby. Most drain calls are same-day or next-day. We carry camera and hydro jetting equipment on the truck so we can diagnose and clear in the same visit for most blockages. Call (778) 265-6446 to book.

For Highlands properties with mature tree cover — which is most of them — we recommend a camera inspection of the main drain line and the line to the septic tank every 2-3 years. Properties along Munn Road and Finlayson Arm Road with particularly dense forest cover may benefit from annual inspections if root intrusion has been documented previously. Catching root growth early is significantly cheaper than dealing with a full blockage or a damaged effluent line.

Absolutely — and it's the most common drain issue we see in Highlands. Tree roots follow moisture, and septic effluent lines are a prime target. Once roots enter through a joint or crack, they grow rapidly inside the pipe and form mats that catch solids and cause backups. The forested lots along Millstream Road and in the Caleb Pike area are especially prone. After clearing, we use camera to show you where roots are entering so you can decide whether the line needs full replacement to prevent recurrence.

Cost depends on the type of blockage, the equipment needed (snake vs hydro jetter vs camera), the location of the blockage within the septic system, and whether follow-up work is recommended. We're upfront about pricing and there are no surprises after the job. Call (778) 265-6446 to book.
