A residential hot water tank lasts 8-12 years. That's the honest range — some last longer with regular maintenance, many fail sooner. What that means for Saanich homeowners is that Broadmead, Royal Oak, and the developments around Elk Lake — built largely in the 1990s and 2000s — are now in their first major tank replacement cycle. And the 1980s subdivisions of Gordon Head are on their second or third tank, which is also reaching end of life right now. We carry common gas and electric tank sizes on the truck so most Saanich tank swaps are same-day.

Why Newer Saanich Subdivisions Are Hitting Tank Replacement Cycles Now

Most of pages we've written for older Saanich neighbourhoods focus on Tillicum and Quadra — pre-1980s housing with galvanized supply lines, clay tile sewer laterals, and Poly B somewhere in between. Hot water tanks are different. They have a much shorter service life than any pipe in the house, and the math catches up with newer neighbourhoods on a totally different schedule.

Take Broadmead. The bulk of Broadmead's residential construction happened in the late 1980s and 1990s. The original water heaters in those homes were typical 8-12 year residential gas or electric tanks — most of them are now well into their second or third replacement. The same is true of Royal Oak and the Elk Lake area subdivisions: built in the 1990s and 2000s, original tanks reached end of life in the 2000s and 2010s, the replacements are now reaching end of life themselves. We see a steady stream of these calls every week.

Gordon Head is a slightly different curve. Most Gordon Head homes were built in the 1960s-80s, so the original tanks were replaced once in the 1980s-90s, and again in the 2000s-2010s. The third-generation tank, installed in roughly the 2010s, is now starting to fail. It doesn't matter that the house itself is 40-60 years old — what matters is when the most recent tank was installed.

The older Saanich neighbourhoods — Tillicum, Cadboro Bay, the older blocks of Quadra — have an even longer history of tank cycles. Most of those homes are on their fourth or fifth tank by now. We replace them too, and we see them often, but the volume isn't quite as concentrated as the newer subdivisions where everyone's first-generation tank is hitting end of life at roughly the same time.

Signs Your Saanich Hot Water Tank Is Failing

Rusty or discoloured water from hot taps only. If the cold tap runs clear and the hot tap runs orange or rusty, the source is the tank — not the supply line. The sacrificial anode rod inside the tank has been consumed and the steel of the tank itself is now corroding. Once you see rust at the hot tap, the tank is on borrowed time.

Popping, banging, or rumbling sounds during the heat cycle. Sediment builds up at the bottom of the tank over years. Once it's thick enough, water trapped under the sediment turns to steam during the heat cycle and forces its way out, making a popping or banging sound. The sediment also reduces the tank's effective capacity and accelerates corrosion of the bottom of the tank.

Running out of hot water faster than you used to. If a shower that used to run 15 minutes hot now runs 8 minutes hot, sediment buildup or a failing heating element is the most likely cause. It can sometimes be fixed; more often it's a sign the tank is at the end of its run.

Moisture, drips, or pooling water at the base of the tank. This is the most urgent sign. A tank can develop a slow weep at a fitting, and that weep can become a flood with very little warning. If you see any moisture around the base — even just dampness on the floor — call us immediately.

The tank is past 10 years old. Even with no obvious symptoms, age alone is a strong reason to plan proactive replacement. The financial cost of an emergency tank failure with water damage to flooring, drywall, and possessions is much higher than the cost of a scheduled replacement on a Tuesday afternoon.

Replace Now vs Wait for Failure: The Honest Math

The most expensive hot water tank replacement is the one that happens after the tank has already failed. A failed tank typically dumps 40-60 gallons of water onto whatever's directly below it, and "directly below" in a lot of Saanich homes means finished basement flooring, drywall, baseboards, and stored possessions. The cost of the tank itself doesn't change — what changes is the cost of everything around it.

So the honest framing is: if your tank is past 10 years and showing any of the warning signs above, scheduling a proactive replacement on a weekday is dramatically cheaper than waiting for the tank to fail and then paying for emergency replacement plus restoration. We're not pushing this for the sake of a sale — it's the same math we'd use on our own homes.

If you're going to replace the tank anyway, this is also the right moment to consider tankless. A Navien or similar tankless unit provides endless hot water on demand, lasts roughly twice as long as a tank water heater, and frees up the closet or utility space the tank currently takes up. The upfront cost is higher than a like-for-like tank swap. For the right household — larger families, long showers, back-to-back loads of laundry — it pays back. We quote both options side by side so you can compare honestly. Call (778) 265-6446 to book a Saanich tank replacement or assessment.

The typical service life of a residential hot water tank is 8-12 years. Some tanks last longer with regular anode rod replacement and sediment flushing; many fail sooner. The single biggest factor is age. If your tank is past 10 years and showing any of the warning signs — rusty hot water, popping sounds during heating, slow recovery, or moisture around the base — it's time to plan replacement before it fails. We see a steady stream of Broadmead, Royal Oak, and Elk Lake calls right now where the original 1990s/2000s tanks are 25+ years old and well past lifespan.

Yes, in most cases. Proactive replacement is dramatically less expensive and less disruptive than emergency replacement. Tanks rarely fail at convenient times — they fail on weekends, in the middle of the night, or when you're getting ready for work. They also don't usually fail with a polite warning leak; they fail by splitting open and dumping 40-60 gallons onto your floor. Replacing a tank during business hours, on a scheduled day, with no flood and no rush, is the right call once you're past the 10-year mark.

Tankless is worth considering, especially if your existing tank is undersized for the household, your hot water runs out during long showers or back-to-back loads, or you want to recover the closet space the tank takes up. Tankless units provide endless hot water on demand, last roughly twice as long as tank water heaters, and are more energy efficient. The upfront cost is higher than a like-for-like tank swap, but for the right household it pays back. We can quote both options side by side so you can compare honestly.

Same-day in most cases. We carry common tank sizes on our trucks and stock the popular gas and electric models so we can do a typical Saanich tank swap the same day you call — including drain, disconnect, removal, install, fill, leak check, and haul-away of the old unit. For larger or specialty units we can usually get you running by the following business day. Call (778) 265-6446 first thing in the morning if you've had a tank failure.

Yes — we replace both. Many older Tillicum and Quadra homes have electric tanks; newer Gordon Head, Cadboro Bay, Broadmead, and Royal Oak builds tend toward gas. We're licensed for both gas (with our gasfitter credentials) and electric installations. We also handle tank-to-tankless conversions when the existing setup supports it.

Cost depends on tank type (gas vs electric), tank size (40, 50, 60, or 75 gallon), brand and warranty tier, the condition of the existing supply and venting connections, whether expansion tank or seismic strapping upgrades are needed for code, and whether it's a same-day emergency or a scheduled job. We provide a clear written quote on the spot. Financing is available through Financeit at 0% interest. Call (778) 265-6446 to book a Saanich tank replacement.
