Hydro jetting is the most effective drain and sewer clearing method available — but in Oak Bay specifically, it's also the method that demands the most caution. The same age that makes Oak Bay's housing stock distinctive (pre-1970 dominant, much of it from the 1920s-1950s) also means the pipes are old enough that some of them can't safely handle full residential jetting pressure. We use jetting constantly across Oak Bay — particularly in the older sections of Cadboro Bay Road, Willows, and Estevan Village — but we always camera-inspect first and assess the pipe before deciding. Sometimes the answer is "yes, jet it" and sometimes the answer is "this pipe needs repair instead".

What Hydro Jetting Is and When Oak Bay Homes Need It

Hydro jetting uses high-pressure water — typically 1,500 to 4,000 PSI delivered through a specialized jetting nozzle — to scour the inside of a drain or sewer pipe. The nozzle has rear-facing jets that propel the hose forward through the pipe and front-facing jets that cut and flush whatever's blocking the line. Where snaking creates a hole through a blockage and leaves the surrounding material in place, jetting removes the material entirely and restores the pipe to near its original diameter.

For Oak Bay specifically, the jobs that genuinely need jetting fall into a few patterns. Cast iron drain stacks with decades of scale and grease buildup in older properties along Cadboro Bay Road and around Willows — the kind of built-up coating that snaking can't remove because there's no single blockage to punch through. Tree root mats in cast iron sewer laterals in Estevan Village, where decades of mature root pressure have grown root masses inside the pipe through joint failures. Recurring main-line backups on properties where snaking has been working temporarily but the same problem keeps coming back every 6-12 months — usually a sign of root intrusion or scale that needs to be fully removed.

The Caution Heritage Pipe Demands

This is the part that's specific to Oak Bay. We handle hydro jetting differently here than we do in newer neighbourhoods because the pipe is older and more variable. The decision tree we use:

Modern cast iron in good condition — full residential jetting pressure (2,500-4,000 PSI) is appropriate. The pipe walls are sound, the jetting cleans them thoroughly, and the line is left in much better shape going forward.

Cast iron from the 1940s-50s in fair condition — moderate pressure (1,500-2,500 PSI) and a more conservative nozzle. We get good cleaning results without pushing the pipe beyond what it can handle.

Cast iron with visible thinning, cracks, or thinned sections — we don't jet at residential pressure. The water will find the weak spots and accelerate failure. The honest answer in this case is repair, not jetting.

Original clay tile sewer laterals from the 1920s-40s — generally not safe for full residential jetting pressure. The clay is fragile, the joints are loose, and aggressive water pressure can finish off a pipe that's already on the edge. For these we use very low pressure if jetting at all, or we recommend repair as the actual answer.

Pipe that's already structurally compromised — collapsed sections, fractured joints, broadly deteriorated material that needs to be physically replaced. Jetting doesn't fix structural problems. We say so and recommend the right service instead, which is usually sewer line repair.

The HD camera inspection is what makes all of this possible. The footage tells us exactly what's there, in what condition, and at what distance. You see the same images we see, and the recommendation flows directly from what's visible. We don't jet a line we don't think can take it, and we don't pretend jetting fixes structural problems. That honesty is the entire point.

The Hydro Jetting Process in an Oak Bay Sewer Lateral

Step 1: HD camera inspection. We run a camera through your existing cleanout and follow the line. The footage tells us what's there, the pipe material, the pipe condition, and whether jetting is appropriate. You see the same footage we do.

Step 2: Recommendation and quote. If jetting is the right answer, we explain why, recommend an appropriate pressure for the pipe, and quote a fixed price. If it isn't, we tell you what is and quote that instead. No upselling.

Step 3: Set up the jetting equipment. The truck-mounted jetter has its own water tank and high-pressure pump. We feed the jetting hose through the cleanout and start at the recommended pressure for the pipe.

Step 4: Jet the line. The nozzle works through the lateral, cutting and flushing as it goes. For root mats, we typically run the jet through the affected section several times. Debris flushes down the line and out to the municipal sewer.

Step 5: Post-jet camera inspection. We run the camera again to confirm the line is clear and to document the result. You get the before and after footage to keep.

Most Oak Bay main-line jetting jobs are completed in 1-2 hours including both camera runs. Call (778) 265-6446 to book an Oak Bay camera inspection and jetting quote.

It depends on the specific pipe. Cast iron drain pipe in good structural condition can handle jetting safely and benefits from the thorough scale removal. Cast iron that's already thinned, cracked, or perforated should NOT be jetted at full pressure because the water can find weak spots and accelerate failure. Original clay tile sewer laterals from the 1920s-40s are even more delicate — many can't safely take residential jetting pressures. We always run an HD camera inspection first and assess pipe condition before jetting. If the pipe is too compromised, we say so and recommend repair instead.

Snaking is the right tool for surface clogs in branch lines — hair in bathroom drains, food in kitchen lines, simple obstructions. It's fast, gentle, and works well on cast iron. Jetting is the right tool when (1) the same blockage keeps coming back every few months, (2) camera inspection shows tree roots in your sewer lateral or stack, (3) you have decades of grease and scale buildup that snaking can't remove, or (4) you have a main-line backup that's affecting multiple fixtures. We use the camera to decide which one your job actually needs.

Not at appropriate pressures on structurally sound cast iron. We adjust nozzle pressure based on pipe diameter, material, and condition — for solid cast iron we use full residential jetting pressure, for thin or aging sections we use lower pressure or recommend a different approach. The risk is jetting fragile pipe at full pressure without first checking what's there. We never do that.

Most Oak Bay main-line jetting jobs take 1-2 hours including the pre-jet camera inspection, the jetting itself, and a post-jet camera run to confirm the line is clear. A larger job — full sewer lateral with multiple intrusion points or heavy buildup across the entire run — can take 3-4 hours. Branch line jetting (kitchen, laundry, bathroom drains) is usually 1-2 hours.

No. Hydro jetting is a clearing service, not a structural repair. If the camera shows the pipe is broken, collapsed, or has sections that need replacing, jetting doesn't fix that. What jetting can do is remove buildup, clear root intrusion, and restore flow on a pipe that's structurally sound but needs cleaning. For Oak Bay properties with original clay tile or aging cast iron, the camera footage tells us which category your pipe is in — and we recommend accordingly.

Cost depends on the pipe diameter and length being jetted, whether camera inspection is included (we recommend it always — especially on older pipe), the type and density of blockage, access to the cleanout, and whether it's a same-day or after-hours call. We provide a clear price before any work begins. Call (778) 265-6446 to book an Oak Bay camera inspection and jetting quote.
